Sin embargo, existe un elemento menos visible que puede influir de forma decisiva en los resultados econ\u00f3micos del activo: el <a href=\"https:\/\/www.ayming.es\/advisory-compliance-fiscal\/impuestos-locales\/ibi\/\">Impuesto sobre Bienes Inmuebles (IBI)<\/a>.<\/p>\n<p>Para las compa\u00f1\u00edas encargadas de gestionar activos inmobiliarios en nombre de fondos e inversores institucionales, el control de los gastos operativos constituye una de las principales palancas de generaci\u00f3n de valor. Dentro de esos gastos, el IBI suele situarse entre los m\u00e1s relevantes junto a partidas como mantenimiento, limpieza, seguridad o suministros.<\/p>\n<p>Por este motivo, una <strong>valoraci\u00f3n catastral incorrecta puede convertirse en un factor que reduzca la competitividad<\/strong> del activo frente a otros inmuebles que compiten por los mismos operadores, arrendatarios o clientes.<\/p>\n<h2><strong>La relaci\u00f3n entre costes y atractivo comercial<\/strong><\/h2>\n<p>En cualquier inmueble destinado a generar rentas, la competitividad depende en gran medida de su capacidad para ofrecer costes de ocupaci\u00f3n razonables. Por ejemplo en oficinas, un elevado nivel de gastos repercutibles puede reducir el atractivo para potenciales inquilinos. En retail, unos costes comunes excesivos afectan directamente a la rentabilidad de los operadores. En hoteles, incrementan la presi\u00f3n sobre las cuentas de explotaci\u00f3n en un entorno donde la gesti\u00f3n eficiente de costes se ha convertido en una prioridad estrat\u00e9gica.<\/p>\n<p>Por tanto, cuando el IBI es superior al que corresponder\u00eda por las caracter\u00edsticas reales del inmueble, el efecto se traslada a la estructura econ\u00f3mica completa del activo.<\/p>\n<h2><strong>La importancia de una correcta caracterizaci\u00f3n de los espacios<\/strong><\/h2>\n<p>Uno de los problemas m\u00e1s habituales se produce cuando activos complejos son valorados mediante criterios demasiado homog\u00e9neos, sin reflejar adecuadamente la diversidad de usos existentes.<\/p>\n<p>En centros comerciales y parques comerciales pueden coexistir grandes superficies, locales de restauraci\u00f3n, operadores especializados, almacenes, zonas de exposici\u00f3n, aparcamientos cubiertos, aparcamientos descubiertos y \u00e1reas de circulaci\u00f3n. Cada uno de estos espacios presenta caracter\u00edsticas distintas y deber\u00eda recibir un tratamiento acorde a su realidad.<\/p>\n<p>Situaciones similares pueden encontrarse en edificios de oficinas con amplias zonas comunes o en complejos hoteleros que incorporan usos complementarios como restauraci\u00f3n, eventos, wellness o comercio.<\/p>\n<p>Cuando estas diferencias no quedan correctamente reflejadas, el resultado suele ser una sobrevaloraci\u00f3n que incrementa innecesariamente los costes de explotaci\u00f3n.<\/p>\n<h2><strong>Un impacto directo sobre la cuenta de resultados<\/strong><\/h2>\n<p>La presi\u00f3n competitiva obliga a los gestores de activos a optimizar permanentemente sus estructuras de costes, reducir consumos energ\u00e9ticos, renegociar contratos de mantenimiento o mejorar la eficiencia operativa son algunas de las pr\u00e1cticas habituales. Sin embargo, en muchas ocasiones no se revisa una partida que puede representar un ahorro recurrente y sostenido durante toda la vida \u00fatil del inmueble, c\u00f3mo es el valor catastral.<\/p>\n<p><strong>La correcta revisi\u00f3n del valor catastral permite identificar errores de clasificaci\u00f3n,<\/strong> superficies incorrectamente consideradas, usos mal caracterizados o circunstancias jur\u00eddicas y urban\u00edsticas que no han sido tenidas en cuenta en la valoraci\u00f3n, y la correcci\u00f3n de estas situaciones puede generar reducciones relevantes en la carga fiscal asociada al activo, mejorando de forma inmediata la cuenta de resultados.<\/p>\n<h2><strong>Una herramienta para proteger la competitividad del inmueble<\/strong><\/h2>\n<p>En el actual contexto de mercado, los gestores inmobiliarios no compiten \u00fanicamente a trav\u00e9s de la comercializaci\u00f3n o de la gesti\u00f3n operativa. Tambi\u00e9n compiten mediante la eficiencia de la estructura de costes que soporta el activo.<\/p>\n<p><strong>Un edificio de oficinas con menores costes de ocupaci\u00f3n tiene m\u00e1s capacidad para atraer empresas. Un centro comercial con gastos comunes optimizados resulta m\u00e1s atractivo para los operadores. Un hotel con una estructura fiscal ajustada dispone de mayor margen para invertir en mejora de servicios<\/strong>, digitalizaci\u00f3n o experiencia del cliente, y desde esta perspectiva, la revisi\u00f3n catastral deja de ser una cuesti\u00f3n exclusivamente fiscal para convertirse en una herramienta de gesti\u00f3n y competitividad.<\/p>\n<h2><strong>M\u00e1s all\u00e1 del cumplimiento tributario<\/strong><\/h2>\n<p>La correcta valoraci\u00f3n catastral no debe contemplarse \u00fanicamente como una obligaci\u00f3n administrativa. Es un elemento que influye directamente en la eficiencia econ\u00f3mica del activo y en su capacidad para competir en el mercado.<\/p>\n<p>Por ello, las empresas gestoras que administran oficinas, centros comerciales, parques comerciales u hoteles deber\u00edan integrar la revisi\u00f3n peri\u00f3dica de los valores catastrales dentro de sus procesos de <em>asset management<\/em>.
